WHY IS IT IMPORTANT TO STAGE A VACANT HOME?

By correctly staging and marketing a home we are selling a lifestyle and creating a higher perceived value for the home. Many potential home buyers have a hard time visualizing themselves in a vacant home. It may seem counter-intuitive, but when rooms are unfurnished they actually feel smaller, so a buyer might be unsure how to position furniture or if it will fit. Buyers notice more flaws when a home is vacant and might incorrectly assume a home needs lots of work when it really just needs some cosmetic updating. A vacant property can also give buyers the impression a seller is desperate, which could result in lower offers.

HOW DOES IT WORK?

Our sellers receive a detailed, room-by-room report of recommendations on how best to prepare the home, then can choose to do as much or as little as they wish. We will also prepare a spreadsheet budget option list if the recommendations include any improvements to the house. We have a great deal of experience handling properties that have formerly been rentals or have been vacated due to a trust sale. Usually these houses need some maintenance and freshening, and we include the coordination of that on your behalf as part of our marketing service. Anything that stays with the house as part of the sale (i.e. light fixtures, painting, etc.) the seller pays for. Anything that we bring in to make the house look great (furniture, art, plants, etc.) is at no cost to the seller, as it is considered part of the Wilbur Real Estate Group marketing package.

Once the budget has been approved we go to work. Any needed materials for the home are purchased then invoiced to the seller at our wholesale cost. We have a team of home preparation professionals that can assist you in getting your home ready to go on the market, or we can work with any vendors of your preference. If you wish, we will act as your general contractor during the preparation, coordinating all aspects, making the process as stress-free as possible for you.

Finally, we stage the home using furniture and accessories to attract the largest number of buyers and make them feel like they want to move right in.
